Heat Pump / AC
  • Verify thermostat operation
  • Verify indoor and outdoor unit are functional
  • Replace the air filter or clean if reusable
  • Verify indoor coil cleanliness
  • Verify overall condition of indoor coil
  • Inspect condenser motor bearings
  • Verify condenser motor amp draw.
  • Inspect contactor for pitting
  • Verify all capacitor readings
  • Verify voltage to outdoor unit
  • Verify refrigerant levels
  • Verify compressor amp draw.
  • Verify crankcase heater operation if applicable
  • Verify defrost controls if applicable
  • Verify reversing valve operation if applicable
  • Verify coil temperature
  • Verify outdoor coil cleanliness
  • Inspect condensate drain, trap and pan
  • Verify required clearances are met
  • Verify outdoor unit is secure
  • Inspect outdoor unit panels, fasteners, and snow feet
  • Clean, vacuum and wax all necessary items
Electric Heat
  • Verify thermostat operation
  • Verify that the heat works
  • Replace the air filter or clean if reusable
  • Inspect bearings on blower motor
  • Inspect blower belt, wear, tension
  • Verify voltage to unit
  • Verify amp draw on blower motor
  • Verify amperage draw on each element
  • Verify total amperage draw on elements
  • Inspect heat sequencer
  • Inspect electrical wiring and connections
  • Verify temperature rise
  • Verify supply temperature
  • Inspect heat anticipator
  • Clean, vacuum and wax all necessary items
Gas Furnace
  • Verify thermostat operation
  • Verify furnace/heat come on
  • Inspect flame sensor and clean
  • Inspect drain and pressure tubes for leaks, clogs, or build up
  • Inspect condensate trap for build up
  • Replace the air filter or clean if reusable
  • Inspect blower motor bearings
  • Verify blower belt wear, tension
  • Inspect flue for rust or corrosion
  • Verify flue has chimney liner (If applicable)
  • Verify flue has proper orientation and clearances
  • Verify ignitor ohms
  • Inspect burners for corrosion and efficiency
  • Inspect heat exchanger for cracks, soot & rust.
  • Verify exhaust co reading
  • Verify blower motor amp draw
  • Verify inducer motor amp draw
  • Verify manifold pressure
  • Verify temperature rise
  • Verify static pressure
  • Check fan controls
  • Inspect all safety controls for proper operation
  • Inspect condensate drain line if applicable
  • Clean, vacuum, and wax unit
Fireplace
  • Inspect glass for cracks or other damage
  • Inspect the pilot and watch for proper orientation
  • Verify proper millivolt readings to pilot
  • Cycle burner from remote or wall switch
  • Inspect remote batteries for corrosion
  • Inspect receiver batteries for corrosion
  • Inspect firebox condition, note any rust, cracks etc.
  • Remove burner and log assembly and check for any cracks, rust or other damage
  • Clean pilot assembly
  • Clean burner, firebox and log set
  • Clean glass and trim pieces
  • Clean gas valve
  • Clean under and behind unit
